Important Information

Check-in and Check-out Procedures

  • Check-in is after 4:00pm and check-out is by 10:00am.
  • Minimum age to reserve is 25 years. The person reserving must sign the agreement and stay in the property for the reserved dates.

Property Access

  • With just one step to enter the main level, the home is easily accessible.
  • Rental guests have access to the grounds around the lake house, all hiking trails, and may fish in the lake. Guests are not permitted inside the lake house or on its patio. ATVs are not permitted on the hiking trails.

Policies and Rules

  • No smoking allowed.
  • No events allowed.
  • Minimum age: 25 years.
  • Children allowed.
  • No parties or gatherings above the posted occupancy allowed at any time. Keep outside noise respectable.
  • No pets allowed anywhere in or on the premises at any time, including outdoor spaces.
  • Bona fide service animals with appropriate certification may be permitted, and the presence of a certified service animal must be disclosed prior to check-in. Misrepresenting a pet as a certified service animal is a crime under North Carolina law.
  • Guests who bring a pet to a no-pet home will be subject to a non-refundable $500 extra cleaning fee to remove pet hair and dander and clean carpets and upholstery.
  • If any pets are discovered during your tenancy including via security camera or observation of neighbors or staff, your credit card on file will be charged the above-mentioned fee, and you will be evicted without refund of unused days.
  • The owners' dogs and cat have stayed in this home, but it is not pet friendly for new reservations.
  • The Sweetgrass neighborhood does not permit firearm discharge, fireworks, golf carts, dirt bikes, four wheelers, loud music, or other objectionable noises. During quiet hours (10PM – 8AM), all outdoor noise should be kept to a minimum.
  • Do not leave food or trash outside as it could attract animals. All trash must be bagged and placed in the trash receptacle indicated in the Welcome Book inside the house or your digital guidebook.

Fees and Payments

  • All reservations are subject to a $500 refundable security deposit.
  • Firewood may be added by reaching out more than a week in advance. You get two wrapped bundles and a firestarter for $25/night.
  • Guests who bring a pet to a no-pet home will be subject to a non-refundable $500 extra cleaning fee.
  • CANCELLATION POLICY: Bookings canceled within 24 hours of their creation will receive a full refund. Bookings canceled more than 24 hours after their creation are not entitled to a refund unless the reservation dates are rebooked to another guest. All bookings are subject to a $50 cancellation fee.

Parking Information

  • Free parking is available.
  • 4WD/AWD and/or chains are recommended during winter (Nov–March). Travelers visiting during the winter months should be prepared with an AWD or 4WD vehicle, and chains may be required if it snows. No refunds, allowances, or date changes will be given to travelers who are not prepared with the proper vehicle, as outlined in the Rental Agreement.

Utilities and Amenities Access

  • The hot tub temperature is set at 101°F at all times and cannot be adjusted.
  • Gas log fireplaces are operational only from October to April.
  • Kitchens are well stocked with utensils and cooking basics. A starter set of paper products and cleaning supplies is provided (see Welcome Book or digital guide for details). Towels and bed linens are provided. Hair dryers are not provided.

Safety and Emergency Information

  • Outdoor surveillance cameras are used to ensure home safety. No indoor cameras.
  • Sweetgrass is an environmentally conscious community that observes a catch and release fishing policy.
